Quinn Company Limited was selected by Ora Caribbean Developers to provide general construction services and MEP design for The Beach House by Silversands, a luxury boutique resort located on Portici Beach in Grenada. Nestled between a beachfront and a hillside with panoramic ocean views, the project presented unique structural challenges due to its varied topography.
The resort features standalone hotel units – five beachfront and 21 hillside – offered in three unique designs, including two-bedroom suites. A central beachfront facility includes the reception, lounge, dining areas, bar, commercial kitchen, and retail space, as well as an elevated infinity-edge pool and deck. Additional amenities include a gym, spa, back-of-house operations, security facilities, and staff areas.
Each unit is topped with a custom tensile canopy structure – a signature architectural element providing both shade and protection, with hurricane-rated anchoring and drilled concrete piles. The largest canopy shelters the restaurant’s oceanfront dining area.
Extensive external civil works were completed, including specialist foundations, retaining walls and fencing, drainage systems, roads, and buggy paths. The resort’s MEP systems feature a centralized wastewater treatment plant recycled to an irrigation system, potable water storage and in ground irrigation systems and fire protection. The sitewide in ground irrigation system was installed with storage tanks (collecting water from the roof), pumps and control panels were installed, and an extensive water supply system including storage tanks and a challenging drainage system with sump pumps and lift stations.
The resort has solar-ready infrastructure, and electrical distribution with backup power, this includes a full site generator and fuel tank with ducting system to connect all the buildings. The lighting system includes Dali controlled lighting in the central area. Also included is a site wide access control, security, CCTV and IT system along with integrated fire alarm, detection and protection. The site is fully landscaped with irrigation, lighting and hardscaping to complement the natural setting.
